What does your fire door documentation look like?

When considering the long- term fire compliance confirmation of the fire-rated doorsets, in a building; comprehensive documentation is key.

As is the expression.. the devil is in the detail.

The fire door ‘Schedule of Evidence of Compliance’ will form a critical part of the buildings baseline data, around these passive fire elements.

There are standards such as AS 1905.1 which maps out the essential details required to form the compliance schedule, but at Plus Systems we also provide what we believe is the best practice approach – and here that is… more is better!

And here’s why:

As a builder:-

  • You retain responsibility for warranty (throughout legislated building warranty period) and defects (throughout a defined and mandatory defect liability period) and can therefore be held accountable for any deemed defects and / or non-conformances, throughout these periods.

  • Correct baseline data, that includes confirmed compliance of the passive fire systems, can provide the ability to verify the absence of defects and non-compliances at time of commissioning, and identify what is a consequence of wear and tear (with requirement of applied routine maintenance), and absolve the builder from ongoing defect / non-compliance claims.

As an owner/manager:-

  • For the building owner or body corporate, the obvious advantage is that routine inspection, servicing, and maintenance, as mandatory under AS1851 can occur without hinderance and potential re-drafting of the required baseline data (at significant expense and effort).

  • Baseline Data has been an inherent requirement of both State and Territory building legislation, the inaugural series of AS 1851 standards and subsequent collated versions.  Where the required baseline data is unavailable, its unavailability shall be recorded and reported as a non-conformance

There is, therefore, an inherent responsibility for builders to collate and provide the baseline data for passive fire protective systems, not only for their own record keeping requirements, but as a provision to the building owner / occupier.

The better the level of detail, the more manageable it will be for all.
